What If I Used My VA Loan Before?

You may be able to restore your entitlement if:

  • You sold the home and paid off the VA loan
  • Another eligible veteran assumed your loan
  • You use the one-time restoration benefit without selling (only allowed once)

Restoration means you can use your VA loan benefit more than once — a real advantage for veterans who move frequently or want to upgrade. If you've paid off a previous VA loan but haven't sold the property, your entitlement can usually be restored. Just keep in mind: the one-time restoration without selling is exactly that — a one-time opportunity. For any additional uses after that, you'll need to sell the properties tied to previous VA loans.

Illustrative example: A veteran purchases a home in Chesapeake using a VA loan. After receiving PCS orders to San Diego, they keep the Chesapeake home as a rental and refinance it into a conventional loan. Because they no longer have a VA loan on that property, they qualify for one-time restoration and use their VA benefit again to buy a new home in California.
