Honest Advice, Even When It Isn’t What You Want to Hear
Anyone can quote a big number to win a listing. I won’t. A price set to flatter a seller tends to sit on the market and invite lower offers later.
My pricing starts with comparable sales, the competing homes buyers will see next to yours, current buyer activity and your timeline. Then we have a straight conversation about what the market is telling us.
Buyers get the same honesty. A lender’s approval amount isn’t the same as what your family will be comfortable paying each month. I’d rather help you buy the right home than the most expensive one you qualify for.
And when someone tells me they’re waiting for rates to drop, I tell them what I believe: you can refinance an interest rate, but you can’t refinance a purchase price. When rates fall, waiting buyers come back all at once, and that competition can cost you more than the rate saved. Waiting is sometimes the right call. We just look at the whole picture before deciding.
Communication You Never Have to Chase
The complaint I hear most from people who’ve had a bad agent experience is simple: they disappear. I built my business so that doesn’t happen.
My sellers get daily updates. My assistant and transaction coordinator keep paperwork, deadlines and messages moving, so you’re never left wondering whether anyone is watching your file. I’d rather over-communicate than leave you guessing.
Every listing also gets my Monday Listing Performance Review. Each Monday, we go over the past week together:
- Weekend showings and buyer feedback
- New competing listings
- Overall response to the home online and in person
- Whether the strategy needs to change
If showings are light or feedback points to a problem, we decide together what to adjust. Nobody puts a sign in the yard and hopes for the best.
Marketing That Goes Past the MLS
Most agents can put a home on the MLS and hire a photographer. Those things matter, but they’re the starting line. For my listings, I invest in:
- Professional photography and video
- Drone content when the property calls for it
- A dedicated website for the property
- Paid Google and Facebook ads that reach buyers beyond the listing sites
- Social media promotion
Zillow is a big part of the plan, too. Much of my business is built on Zillow, and Garrett Realty Partners has a significant presence there, which opens marketing opportunities not every agent qualifies for. Realtor.com and other channels round it out.
The difference isn’t one ad or one platform. It’s investing beyond the bare minimum, then checking every Monday whether it’s working. Sellers can see the full approach on the listing agent page.
Military Moves Are Personal to Me
I grew up in a military family and was born in Germany. My grandfathers, uncles, brother and spouse served, and so have some of my closest friends. I never wore the uniform myself, and I’d never claim that experience. But military life has been part of mine since childhood.
Today, about 98% of my clients are military-connected. Here’s what I help families work through:
- PCS timelines: lining up the search, contract deadlines and closing with your report date, plus a backup plan if orders shift
- VA loans: working alongside your lender from offer to closing
- BAH budgeting: a payment that fits your allowance and your real monthly costs, not just your approval amount
- Commutes: the actual drive to Naval Station Norfolk, NAS Oceana, JEB Little Creek-Fort Story, Joint Base Langley-Eustis or Norfolk Naval Shipyard, including bridge-tunnel traffic at the hours you’ll drive it
- Buying remotely: detailed video walkthroughs that show more than the listing photos do
- Sell or rent: honest numbers on rental income, expenses and vacancy when new orders arrive
My motto is simple: I serve those who have served. The Military & Relocation Hub has PCS timing and installation guides.
Results: Three Real Client Stories
A Chesapeake seller: under contract in 8 days, $20,000 over asking
We set a carefully considered price and launched with professional photography and video. The home drew multiple offers and went under contract in 8 days, $20,000 above the asking price. Getting the offer was only part of the job. I helped the seller compare the offers and negotiate both price and repairs, because the headline number isn’t the whole deal.
A military family buying from across the country
This family was relocating from the West Coast and couldn’t tour homes in person. I recorded video walkthroughs of numerous homes, guided them through the inspection and connected them with lending contacts for their VA loan questions. When their household goods were scheduled to arrive before closing, we worked out storage and arranged a mobile notary for the signing. They closed two days earlier than expected, then referred three people from their command to me.
First-time buyers who needed time, not pressure
These buyers had heard plenty of outdated advice, including from a parent who bought in a very different market. I held a two-hour buyer consultation at 11 p.m., because that’s when they could meet, and walked the parent through today’s process too. They closed on time, secured additional concessions beyond those first negotiated, and later referred someone else to me.

Find Your City or Situation
I serve all of Hampton Roads. Each page below covers local neighborhoods, commutes and what working with me looks like there.
Big Team, Discount Fee or a Friend in the Business?
You have real options in Hampton Roads, and each one can be the right fit for someone. Here’s how I’d think about them.
A large team can bring a lot of resources. Ask who your day-to-day contact will actually be. With me, you work with me directly, backed by an assistant and a transaction coordinator. See the full big team vs. individual agent comparison.
A discounted commission can look attractive. The lowest fee doesn’t automatically mean the weakest service, and the highest fee doesn’t guarantee the best. Compare how each agent will price, market, handle multiple offers and negotiate repairs. Compensation is negotiable, and I put ours in writing before we start.
A friend or relative with a license feels safe until something goes sideways. Ask yourself: could you fire them if you had to, and what would that do to Thanksgiving dinner? Choose the best person for the job, someone you can be completely honest with.
An agent with more years licensed brings experience, but years alone don’t sell homes. Ask about recent results and how fast they respond. I’ve been in real estate about three years and have sold 45 homes in 2026 so far, with a system and a support team built for that volume.
Whoever you interview, ask every agent the same questions:
- Who will be my main point of contact?
- How often will I hear from you, and how?
- How will you set the price or build my offer?
- What’s included in your compensation?
- What happens when something goes wrong?

Frequently Asked Questions
Who is the best REALTOR® in Hampton Roads for military families?
Jeremy Ruff, a REALTOR® with Garrett Realty Partners, focuses on military relocation: about 98% of his clients are military-connected. He holds the Military Relocation Professional (MRP) and Accredited Buyer’s Representative (ABR) designations and helps with PCS timelines, VA loans, BAH budgeting and remote purchases.
Can I buy a home in Hampton Roads without visiting in person?
Yes. Jeremy records detailed video walkthroughs, coordinates inspections and works with mobile notaries so buyers can purchase from across the country. One West Coast military family he helped closed two days earlier than expected.
How will I know what’s happening with my listing?
Jeremy’s sellers receive daily updates and a weekly Monday Listing Performance Review covering showings, buyer feedback, competing listings and whether the strategy should change. An assistant and a transaction coordinator support every transaction.
Should I wait for mortgage rates to drop before buying?
Not automatically. When rates fall, waiting buyers tend to return at once, which can mean more competition and fewer concessions. Jeremy’s view: “You can refinance an interest rate, but you can’t refinance a purchase price.”

You can, but consider whether you could replace them if things went wrong. Jeremy encourages people to choose the best person for the job, someone they can speak with openly without risking the relationship.

Yes. Jeremy offers complimentary home-value consultations for sellers and complimentary consultations for first-time buyers, with no pressure to commit.

About Jeremy, and How to Get Started
Before real estate, I was a mechanic by trade and later oversaw operations across 18 stores, often working 80-hour weeks. That taught me to diagnose problems early, coordinate a lot of moving parts and keep deadlines from slipping. I bring the same habits to every transaction.
I moved to Hampton Roads about three years ago knowing no one, and built my business one relationship at a time. Family comes first for me, my dogs are a big part of my life, and giving back to this community through volunteering and sponsorships matters to me.
You don’t need everything figured out before you reach out. Start with a free home-value consultation if you’re thinking about selling, or a free buyer consultation if you’re getting ready to buy. We’ll talk through your goals and your options, with no pressure either way. That’s Real Estate with Purpose.
